What We Do?

Exchange Types & Services

While there are a few variants to the Traditional 1031-Exchange of investment real-estate, an IRC 1031-Exchange provides tax-deferral of the capital gain for investment real estate. You can sell a property held for business or investment purposes and swap it for a new one that you purchase, while allowing you to defer capital gains tax on the sale.

Delayed Exchange

The most common type of Exchange used by investors today. The Exchangor relinquishes the original property before they acquire the replacement property.

Construction or Improvement Exchange

This Exchange allows the property owner to improve and update the replacement property using tax-deferred dollars, while funds are held by a qualified intermediary for the remainder of the 180-day exchange period.

Simultaneous Exchange

When the replacement Exchange property and the relinquished Exchange property close the sale on the same day, making the transaction simultaneous.

Build-to-Suit (Delayed/Simultaneous)

The clients Exchange acquires a new, improved property, built-to-suit. During the parking period, the new property is improved (while parked in a Single Purpose Entity- SPE) to the client’s wishes.

Reverse Exchange

When you acquire the replacement property through an 'Exchange Accommodation Titleholder' prior to exchanging the property that is already owned.

Pre-Exchange Planning

While more complex Exchange transactions are avail and allowable, your best method includes pre-planning with an experienced Exchange Team.
